Calgary's Sales Gap Just Closed: September 2026 Numbers
If you have been reading or hearing about the "Calgary slowdown" for the last couple of months, the September 2026 data from the Calgary Real Estate Board is worth noticing, because the story that most people are still telling is already a month out of date.
August's number was the headline
In August 2026, Calgary home sales ran roughly 16% behind the same month a year earlier. That is a meaningful year-over-year change and it is the number that drove a wave of "Calgary market is slowing" coverage through September.
That coverage was not wrong. 16% behind is 16% behind. The question that matters, though, is whether the trend held, got worse, or shifted.
September's number tells a different story
CREB's September 2026 release showed 1,650 Calgary home sales, roughly 3.8% below the same month last year. The year-over-year gap closed from 16% in August to under 4% in September in a single month.
And within that overall figure, detached sales were actually up about 4.4% year over year. The segment people most often ask about (single-family detached, the backbone of Calgary's resale market) was growing, not shrinking.
So the honest read is that the slowdown is not the whole story anymore. It is a story. It still applies to specific segments and specific neighbourhoods. But "the Calgary market is slowing" as a single headline no longer fits the data cleanly.
What this does and doesn't mean
A one-month narrowing of a year-over-year gap is a real data point, not a trend. It would take a few more months of similar movement to call this a sustained shift rather than a monthly bounce.
What it does suggest, right now, is that the way Calgary's market was being described through September (as a straightforward slowdown) is already incomplete for anyone making a decision in October. The question of whether to list, when to list, what to list, and how to price it depends on segment, neighbourhood, and property type far more than on a single citywide direction.
Detached up 4.4% is not the same market as apartment condos down 8.3%. Both are inside the same CREB release. A seller or a buyer reading only the one headline that matches their worry is going to make a decision from half the information.
The practical read for Calgary homeowners
If you are considering a sale in the next three to six months, the September numbers do not change the fundamentals of a good listing strategy (right pricing, right presentation, honest market read for your specific neighbourhood and property type) but they do widen the range of what is reasonable to expect.
If you are a buyer, the September numbers reinforce something that has been quietly true all year: Calgary is not one market. It is several markets layered on top of each other, with different supply, different absorption, and different buyer behaviour. The property type and neighbourhood you are looking at matter more than the citywide headline on any given month.
And if you are watching from the sidelines, the practical takeaway is to update your mental picture of Calgary from "slowdown" to "it depends."
How I think about this with clients
Every month I pull the CREB release, cross-check it against the City of Calgary monthly stats package, and build a one-report view of what the real numbers are doing in your specific neighbourhood and segment. The headlines are useful for context; the segment-level numbers are what the actual decisions get made from.
If you want the full Calgary report each month, email me at [email protected] and I will add you to the monthly send.
The bottom line
August was 16% behind. September closed the gap to under 4%, and detached sales rose 4.4%. The Calgary slowdown story is not wrong, exactly, but it is no longer the whole story. For October decisions, it depends on which Calgary market you are actually looking at.
