What the listing cannot tell you

Before You Fall in Love With the Barn, Verify the Whole Property

A beautiful barn does not automatically mean the zoning works, the pasture can support your horses, the water supply is adequate or the facilities are safe and practical.

This checklist helps you investigate the property as a complete equestrian system. It gives you a clear framework for the records, observations and professional advice that may be needed while your conditions are still in place.

Inside the guide

What the Checklist Helps You Investigate

01

Zoning & Permitted Use

Confirm horse allowances, boarding or commercial activity, building permits, setbacks and the municipal requirements attached to the parcel.

02

Pasture, Soil & Drainage

Look beyond acreage count to assess carrying capacity, seasonal conditions, toxic plants, shelter, drainage and how the land functions through the year.

03

Water for Every Animal

Verify the source, capacity, quality, delivery system and backup plan needed to support the household and horses in every season.

04

Fencing & Horse Safety

Evaluate fence type, height, visibility, condition, gates, paddock design and hazards that may affect safe daily use.

05

Barns, Stalls & Facilities

Review ventilation, stall dimensions, electrical safety, hay and feed storage, arenas, shelters, access and the practical flow of horse care.

06

Manure & Pre-Offer Readiness

Understand manure-management obligations, ongoing operating costs and the final questions that should be answered before you proceed.

“The right horse property supports the horses, the land and the life you are stepping into.”

The goal is not to find perfection. It is to understand how the property works, what may need attention and whether the complete setup is right for you.

About Kristen

The Rural Came First. The Real Estate Grew Out of It.

I grew up on a farm in Eastern Ontario, showing cattle through 4-H and eventually moving my own Shorthorn and Charolais herd west to Alberta. Today, horses are part of how I live and work—not simply part of the marketing.

As a REALTOR® and Associate Broker serving Calgary and the surrounding rural communities, I help buyers evaluate the full property: the house, land, water, infrastructure and permitted use.

My role is to help you ask better questions, involve the right professionals and understand the trade-offs before any decision becomes permanent.

Always five steps ahead.
