What most buyers don’t see

Acreage Is a Different Category of Purchase

Buying an acreage isn’t simply buying a house with more land. You may also be purchasing a private water system, septic system, outbuildings, rural utilities, fencing, access agreements and land governed by rules you may never encounter in the city.

Some of the most important details aren’t immediately visible during a showing—and discovering them after possession can be costly. This checklist helps you look beyond how the property feels and begin asking the questions that reveal how it actually functions.

Inside the guide

What the Checklist Helps You Investigate

01

The Land

Understand zoning, access, drainage, easements, environmental considerations and whether the parcel supports how you intend to use it.

02

Water

Learn what to ask about wells, cisterns, water co-ops, production rates, water quality and the property’s actual water system.

03

Septic

Identify the records, inspections, maintenance history and system details worth investigating before removing conditions.

04

Utilities

Confirm how the property receives power, natural gas, internet and other services—and what limitations or additional costs may exist.

05

Outbuildings

Look closely at permits, electrical service, construction, access, functionality and whether existing improvements add real value.

06

Financing, Insurance & Title

Recognize acreage-specific issues that could affect financing, insurance coverage, title review or the structure of your offer.

“The view may be what makes you fall in love with the property. The systems help determine whether it’s actually a good buy.”

This guide gives you a practical framework for knowing what questions to ask, what documentation to request and where additional investigation may be required.

A Rural Perspective, Backed by Real Estate Experience

I grew up on a farm in Eastern Ontario, where rural living shaped how I understand land, property systems and the realities that come with an acreage lifestyle.

Today, as a REALTOR® and Associate Broker serving Calgary and the surrounding rural communities, I help buyers look beyond the beautiful view and understand the complete property they’re considering.

My role isn’t to talk you out of the acreage you love. It’s to help you investigate it carefully, protect your position and make informed decisions before the purchase becomes firm.

Always five steps ahead.
